Oregon Pioneer Building: Portland’s Historic Gem Set for Boutique Hotel Transformation

Originally erected in 1910, the Oregon Pioneer Building was initially named the Railway Express Building, conceived as an office building designed by the architect David C. Lewis. Since its inception, Huber’s has been a cherished occupant, operating from a section of the ground floor. In 1962, the building’s name was changed to honor its primary tenant at the time, the Oregon Pioneer Savings & Loan Association, reflecting its evolving identity within the city. Recognized for its historical significance, the Oregon Pioneer Building was officially listed on the National Register of Historic Places in 1979, solidifying its place in American architectural heritage.

The proposed hotel conversion project has already navigated a Type II Historic Resource Review. Portland’s Bureau of Development Services concluded that the planned exterior modifications would not compromise the building’s inherent historic integrity. The renovation plans include the removal of non-original canopies and the installation of new metal canopies at the main entrances, aiming to restore and enhance the building’s original aesthetic. Furthermore, window-mounted HVAC units are slated for removal, with existing windows undergoing necessary repairs. In areas where previous tenant entrances are to be removed, new storefront windows will be installed, modernizing the facade while respecting the historical design.

A demolition permit for interior partition walls was granted in April 2014, marking the initial steps of the transformation. The building permit application for the major conversion work was submitted in November 2014 and is currently still under review. As the permit process progresses, anticipation builds for the revitalization of the Oregon Pioneer Building, promising to blend historic charm with modern hospitality in the heart of Portland.
